India Co-living Report 2026: Rising Rents, GCC Growth, and the Race Into Tier 2 and Tier 3 Cities
India’s PG and co-living market is worth about Rs 52,300 crore (USD 6.3 billion), yet organized, branded operators hold only around 5 percent of it. This deck summarizes InstaDwell’s India Co-living Report 2026, which tracks what is pulling operators toward the other 95 percent and what is slowing them down.
It covers:
- Why rents rose 14 percent year on year in Q1 2026 even as rental demand fell 2.1 percent
- How co-living undercuts a comparable 1BHK in Bengaluru at every price point
- The 12 Tier 2 and Tier 3 cities that have gained organized operators since late 2025, and the GCC activity behind several of them
- Roughly Rs 2,000 crore in institutional capital committed by Bain Capital and HDFC Capital in four months
- Why a sector with 208 companies and Rs 5,040 crore in funding has produced zero unicorns
- Original InstaDwell research: 61 of 61 PG and co-living searchers refused to book without a physical visit first
